Warehouse/Distribution Center Coming to Gateway Business Park in Beloit

A Milwaukee-based developer is planning to build a 200,000 square foot warehouse and distribution center in the Gateway Business Park.

The $20 million project proposed by TDC Beloit, LLC will be located at 1505 Gateway Blvd. The land was sold to TDC Beloit by the Greater Beloit Economic Development Corporation (GBEDC), a non-profit organization that invests in the region’s economic growth and job creation. GBEDC accepted an offer to purchase from TDC Beloit for $389,000 for the 39.4 acres. A manufacturer will lease the entire building upon completion for packaging and distribution functions.

“This project reflects the strength and potential of the Greater Beloit area as a prime location for economic growth,” said GBEDC President/CEO Drew Pennington. “This $20 million investment underscores our commitment to fostering job creation and supporting businesses.”

The first phase of the project includes the 200,000 square foot development with potential for another 200,000 square foot expansion at a later date. The development is projected to create 50-150 new jobs over the next 10 years.

The manufacturer will be announced at a later date.  Constructed is expected to begin in October 2025.

The City of Beloit is not providing any incentives to this project. The Beloit City Council approved a development agreement with TDC Beloit on September 15, which requires the developer to relocate a water main at the developer’s expense.
